Is the home shared?
The home and backyard are private, with a separate entrance. The owner’s unit shares a wall and driveway. There are no shared living spaces; the front yard is excluded.
Can we heat the pool?
Yes. Optional heating is $70/night from 8 AM–8 PM with a 2-night minimum. One-day heating is $90.
What are check-in and check-out times?
Exact arrival and departure times will be added before direct booking opens. Entry is through a smart lock; access instructions will accompany the confirmed stay.
What is the cancellation policy?
Airbnb Firm: full refund at least 30 days before check-in; 50% of lodging from 7 to less than 30 days; no lodging refund within 7 days. Firm Long Term applies to stays of 28 nights or more. The agreement includes cleaning, tax, and California grace-period details.
What taxes and payment terms apply?
Nightly rates are $250 Sunday–Thursday and $280 Friday–Saturday, plus a $230 cleaning fee. The displayed 12% TOT is calculated on the stay and cleaning fee, excluding optional pool heating. Full payment plus a refundable deposit of 50% of nightly charges is due within 24 hours after approval. The deposit refund is issued within 3 calendar days after checkout.
